Eligibility
You must be at least 18 years old and legally able to enter into an agreement to use the site. You may submit a request only for yourself or for a property or person you are authorized to represent.
DwellRoster’s Role
DwellRoster receives home-service requests, helps identify the relevant service category, and may coordinate contact with an available independent local service professional.
DwellRoster does not itself perform repair, cleaning, installation, inspection, maintenance, or other physical work at your property.
Independent Service Professionals
Service professionals and service companies in the DwellRoster network are independent businesses, not DwellRoster employees, agents, partners, joint venturers, or franchisees. They control their own methods, staffing, tools, materials, schedules, estimates, licenses, insurance, warranties, and work performed.
DwellRoster may consider experience, public reputation, responsiveness, service fit, or other selection standards when coordinating a request. Those efforts do not guarantee a provider’s availability, credentials for every task, performance, pricing, or result. You should confirm job-specific qualifications and terms before authorizing work.
Requests and Communications
You agree to provide accurate contact and request information. By submitting, you authorize DwellRoster and a selected independent service professional to contact you about that request using the contact information you provide.
A request is not an acceptance by a provider and does not create a service contract until you and the provider agree to proceed.
Availability
Availability depends on location, service type, property condition, access, provider schedule, and other practical factors. Submitting a request does not guarantee a match, acceptance, arrival time, completed service, or particular outcome.
Pricing, Scope, and Payment
When a landing page displays a price for a defined service option, that price applies only to the scope, timing, and included items stated for that option, subject to confirmation and availability. Taxes, parts, materials, permits, specialty equipment, additional labor, or work outside the stated scope may cost extra.
The independent provider must explain any recommended work outside the included scope and obtain your authorization before proceeding. If no fixed package price is displayed, the provider is responsible for explaining the estimate, payment terms, cancellation terms, warranties, and final scope directly to you. Do not authorize work until you understand and accept those terms.
No Emergency Service
DwellRoster is not an emergency dispatch service. For an active fire, suspected gas leak, carbon monoxide alarm, electrical hazard, structural danger, medical emergency, or other immediate threat, leave the area when appropriate and contact 911, the utility, fire department, or another qualified emergency resource.
Your Responsibilities
You are responsible for providing accurate information, lawful and reasonably safe property access, and any known hazards relevant to the visit. Before work begins, review the provider’s identity, scope, price, credentials where applicable, insurance, warranty, and payment terms.
Acceptable Use
You may not submit false, fraudulent, unlawful, abusive, or misleading requests; interfere with site security or operation; attempt unauthorized access; harvest information; impersonate another person or business; introduce malicious code; or use the site to violate another party’s rights.
We may restrict access, reject a request, or preserve information when reasonably necessary to prevent misuse, protect users, or comply with law.

Reviews and Ratings
Ratings, counts, excerpts, or testimonials may reflect public feedback associated with participating professionals or companies in the DwellRoster network. They may not represent every provider or service category and do not guarantee availability, pricing, performance, or your experience.
Intellectual Property
The site, branding, copy, graphics, layout, software, and other original content are owned by or licensed to DwellRoster and protected by applicable intellectual-property laws. You may use the site for personal, noncommercial service-request purposes but may not copy, sell, scrape, publish, or exploit its content without written permission.
Third-Party Services
Independent providers, payment services, external websites, and other third parties operate under their own agreements and privacy practices. DwellRoster is not responsible for third-party content, systems, business practices, or obligations that are outside DwellRoster’s control.
Disclaimers
To the fullest extent permitted by law, the site and DwellRoster’s matching and coordination functions are provided “as is” and “as available.” DwellRoster disclaims implied warranties of merchantability, fitness for a particular purpose, title, and noninfringement as they relate to the site and matching service.
DwellRoster does not warrant uninterrupted site access, provider availability, an exact arrival time, a particular diagnosis, or any specific service result. Nothing in these Terms excludes a warranty or right that cannot lawfully be excluded.
Limitation of Liability
To the fullest extent permitted by law, DwellRoster will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages arising from the site, request process, provider communications, or work performed by an independent provider.
To the fullest extent permitted by law, DwellRoster’s aggregate liability arising from a specific request will not exceed the amount you paid directly to DwellRoster for that request. These limits do not apply where prohibited by law.
Indemnification
To the extent permitted by law, you agree to defend, indemnify, and hold harmless DwellRoster and its owners, officers, employees, and contractors from third-party claims, losses, liabilities, and reasonable costs arising from your unlawful misuse of the site, materially false information you submit, or your material violation of these Terms.
Governing Law
Except where applicable law requires otherwise, these Terms and disputes concerning DwellRoster’s website or matching service are governed by the laws of the State of Florida, without regard to conflict-of-law principles.
Changes and Availability

General Provisions

If a provision is found unenforceable, it will be enforced to the maximum lawful extent and the remaining provisions will remain effective. A failure to enforce a provision is not a waiver. You may not assign your rights under these Terms without our consent; DwellRoster may assign these Terms as part of a business reorganization or transfer.
