This disclosure explains the separate roles of DwellRoster and the independent professionals or companies that may respond to a home-service request.

Independent Provider Disclosure
DwellRoster helps match and coordinate requests. Independent local service professionals perform the work and remain responsible for their businesses and services.
DwellRoster’s Role
We match and coordinate service requests
DwellRoster receives request information, helps identify the relevant service category, checks available network coverage, and may coordinate contact with an independent local service professional.
DwellRoster does not itself perform repair, cleaning, installation, inspection, maintenance, or other physical work at a customer’s property.
Independent Businesses
Providers are not DwellRoster employees
Participating professionals and service companies operate independent businesses. Unless expressly stated in a written agreement, they are not DwellRoster employees, agents, partners, joint venturers, representatives, or franchisees.
Providers control how they evaluate and perform work, subject to their agreements, professional obligations, and applicable law.
Selection Standards
Screening supports matching but is not a warranty
DwellRoster may consider service experience, public reputation, responsiveness, customer feedback, service fit, and other quality indicators when building or using its network.
No screening process can guarantee future conduct, availability, credentials for every task, pricing, workmanship, or outcome. Customers should verify job-specific requirements before authorizing work.
Provider Responsibilities
Licensing, insurance, safety, and performance
Each provider is responsible for maintaining any license, registration, insurance, permit, training, or certification required for the work they agree to perform. Providers are also responsible for their personnel, tools, materials, safety practices, estimates, warranties, scheduling, and completed work.
Customer Responsibility
Confirm the provider and final terms
Before authorizing work, confirm the provider’s identity, scope, pricing, credentials where applicable, insurance, warranty, materials, timing, and payment terms. Ask questions and do not proceed until you understand and accept the proposed work.
Pricing and Service Scope
Displayed options cover only the stated package
A price displayed on a DwellRoster landing page applies only to the timing, scope, and included items stated for that service option, subject to confirmation and availability. Parts, materials, permits, specialty equipment, additional labor, or work outside the stated scope may require separate authorization and additional payment.
Where no fixed package price is displayed, the independent provider sets and explains the estimate and final service terms. A provider should obtain the customer’s approval before performing additional work.
Separate Service Agreement
The work is agreed directly with the provider
Submitting a request to DwellRoster does not by itself create a service contract with a provider. When a customer authorizes work, the resulting service agreement is between the customer and the independent provider, subject to the provider’s confirmed scope and terms.
Availability and Results
No guaranteed match or outcome
Provider availability, timing, pricing, and service scope vary by location, service type, property condition, access, and scheduling. A request does not guarantee a match, acceptance, arrival time, completed service, or specific result.
Issues With Service
Raise work concerns with the provider
The independent provider is responsible for questions, warranties, corrections, damage claims, invoices, and disputes arising from work they perform. DwellRoster may assist with communication or network-quality review, but doing so does not make DwellRoster the service provider or assume the provider’s obligations.
Reviews and Network Metrics
Network feedback is not a universal rating
Review counts, ratings, and excerpts may reflect public Google or Yelp feedback associated with participating professionals and companies across the DwellRoster network. They may not describe every provider or service category and do not guarantee any customer’s experience.
